“In real estate, and I think we can change very stark inefficiencies in real estate by really leveraging technology and a better product. So really excited for the future. Five years feels like forever, but sometimes it'll creep up on you because time is fast in a startup.”

“So, you know, over the last three years since we've been in business, I think what we've really focused on is continuing to build a strong value proposition for our customers. And I think, you know, as I mentioned, real estate has been a part of the industry that hasn't been impacted as much as I'd like by technology. And you have some of the early pioneers like Zillow and Trulia that really made access to data and information easier, but haven't changed the transaction process. So today we're really focused narrowly focused on the financing of properties and the investing, the opportunity to invest in real estate. And that's a big potential disruptive piece of the transaction process. But in the next five years, I can see us tackling other parts of the transaction process from title to escrow to purchase and sale. So I think we're really excited to be able to attack the actual transacting in real estate with focusing on financing and investing first and then broadening to a broader set of the transactional process.”

“I really love Bill's blog, but the two that I've kind of read since the beginning is AVC by Fred Wilson on both sides of the table by Mark Suster. They're both really good. And I love Fred Wilson, obviously, because he's part of the USB family, but he has a new post every day, right? And sometimes it could have nothing to do with startups. So I just, it's really good just reading his thoughts on the world sometimes, but also he has some really good lessons for companies and startups. And the USB is one of the best investors in the world. And their funds are a little smaller than some of the bigger firms like Sequoia, but they have one of the best performance track records of any VC. So I love that blog. And Mark Suster, right? He was both a VC and an operator. So he has the vision and viewpoints and insights of both sides. And that's why it's called both sides of the table where he can present viewpoints from the VC side, but also the entrepreneur side. So I really love reading his.”

“I mean, I think there's no one specific point in time that I can say this is when the company really hit its stride. I think over the last year and a half, we've done a really, really good job building a platform that our customers really love and care about and adding value beyond just that access point right now, just, hey, you have access to real estate deals, you have access to capital, but also making it more cost effective to invest and raise capital. We're seeing really good network effects. I think over the last year and a half, we've seen a lot of just organic growth within the marketplace as our brand is continuing to grow and as our marketplace and the features on the marketplace have continued to enhance the value to our customers. So it's been really exciting to see. And I think we're starting to see that beautiful thing in marketplaces that Bill Gurley loves to talk about, which is network effects and adding value beyond just that connection point that really make the difference between a successful marketplace like an Airbnb and an unsuccessful.”

“This one's tough, but I would have to say the hard thing about hard things by Ben Horowitz is been a book that every employee at Realty Shares gets a copy of. And the reason is it just tells the lessons, the good and the bad, of building a company. From the lowest of the low to the highest of the high and how to really manage a team, manage a company, manage a product during the high times and the low times. So I think as a startup, as a founder, if you haven't experienced low times or if you haven't experienced those barriers, every startup will at some point experience this book will give you a nice clear view into that from one of the best VCs in the industry that also was an operator before founding one of the more successful VC firms out there. So really good book recommended to everybody.”

“I think the realism is very important, right? I think a lot of companies did raise really high series A evaluations or series B valuations because the market was very irrational and now are having a hard time raising that next round because they weren't able to hit the growth metrics that they either promised or that were really driven by more capital raising. A lot of companies bought growth because they were like, well, money's flowing and look, we just need to get to that next round and we'll raise another 50 million, then we'll keep growing, then we'll raise another 100 million, and then we'll go to IPL. And I think that obviously is no longer happening. And so a lot of companies that overraised, I think, are hitting that problem. So I think I always think don't optimize for valuation, optimize for the”

“Or another VC. So I think adaptability, flexibility, not letting a no detract you from the rest of that fundraising process is very important. I mean, we heard a lot of no's during that process, but we also heard yeses. So not being detracted from the ultimate vision of you just need one VC to say yes to successfully close around is key. And I think being adaptable and flexible is very important. And then, you know, I think another important piece is try to get in front of the fundraiser. Don't raise when you are on a six months of runway. Try to raise earlier because ultimately you want enough flexibility where if you're not getting the right price for the round, you can afford to wait rather than being forced into a round because you know if you don't close it in three months, you could be out of money. So I think getting in front of the need for the money is important and being flexible, using the network and adapting during the process is very key to successfully closing around, especially in a market where VCs are a little bit more gunshot.”

“And then the series B was the hardest. And I think the series B round naturally is a hard round, right? Because BCs are not investing early where they're getting a great price. They're typically getting paying up in a B and that company may or may not have hit an inflection point where they feel very comfortable it's going to be a 10x, a 20x multiple on their investment. So I think the series B round is just a tough round. And the timing during which we raised it, which was in October, we started in October and November of 2015, the VC market was starting to cool down a little bit. So that was the toughest round. So I think I learned the best lessons during that round because it was tough. And I think the lesson I learned is adaptability is key to fundraising. So, you know, knowing with every communication you have, and we had a lot of them, you've got to pick up both the positive and negative cues from the VCs and then adapt your pitch and your story without obviously losing the core vision of what you're trying to create for that next conversation, whether it's with that same VC.”

“So each round was so different. Seed round was in 2014 when the market hadn't gotten as crazy as it was in 2015, 2016, but it was starting to get there. So that round was obviously, a lot of companies don't raise from VCs on their seed round. They'll raise from Angels. So getting GC was great because we got a VC in early that really we could leverage the name for both hiring but also for future fundraising. The Series A was probably the easiest round to be honest and that was the Menlo round because of the timing. This was 2015. The market was starting to get crazy. VCs were looking to put money to work into companies and the real estate market again is a very massive market opportunity because there hasn't been a lot of efficiency created within the transactional process itself. There's obviously more access to information because Zillow and Trulia, but the transaction processes change very little as a result of technology and that's really what we're so”

“Or is really what's going to make the difference between this being a very big, game-changing marketplace for real estate investing versus it not being a game-changing marketplace for real estate investing? Because the market opportunity is there. It's all about execution. So those are some lessons that I've learned and also leverage your network, right? I mean, leverage, your network is very broad as your company grows. You have your VC network. You have your personal network, and then you have your employee network. So employee referrals has been a big way for us to hire here at realty shares. And we have a employee referral program now where we pay employees for others. And, you know, obviously, if we hire you, we want to know who else you know that could be a fit of the company because we saw something in you and hopefully your network shares some of the same traits and characteristics.”

“A saying that says higher, slow, and fire fast. I think there's components of that that are true, but really I think there's a lot of times where you should hire fast, not hire slow. And I think ultimately when there's good talent in front of you, I think one thing you can't afford to do is not hire good people. And so I think founders have this analysis paralysis problem of there's probably a better person out there than this profile. I think the key is really knowing what you want before you start the hiring process. So when you see it, you don't let it go by. And then ultimately, you know, you sort of waste months because you should have hired that person, but you're kind of trying to hire slow and you want to see what else is out there. So you could find the right person in that first interview. And doesn't mean you can't or shouldn't hire them. So I think there are times when you have to hire fast because ultimately you're building a company that's growing quickly and execution. Again, like for our company, execution is.”

“And work well with others and don't have an understanding of the needs of others. It's not going to really work well in a team environment, especially as the company grows. So you got to have highly intelligent but also very collaborative folks. That's the type of people we've tried to hire at Realty Shares, folks that are intelligent do have the right strengths for the role, but also can work well within a team environment and really put the team in front of themselves because ultimately what we're building here is a company bigger than any one person, including myself. And if you have people that putting themselves always in front of the company and the company's vision and mission, you're not going to build a successful company and team.”

“Hiring is hard, and especially in Silicon Valley, San Francisco, it's probably one of the hardest parts of growing a company is finding the right talent because good talent already is probably somewhere and they're already doing well. And so recruiting good talent and convincing them to join an early stage company, although it gets better with time, is never easy. So it's a hard part of the role, but one I'm very focused on personally and I think is very important to the success of a company broader than just IQ. I mean, I think you need smart people that are very capable. And sometimes there's specific roles where you have to hire somebody that's been there and done that and that has a proven ability to do the job and other areas you hire for talent. You hire people that can get up to speed quickly and just have raw talent. But I think that also has to be coupled with the right level of EQ because if you have folks that are just type A personalities that come in and are really high powered but don't know how to collaborate.”

“Early on, and some of them became advisors and mentors, others referred mentors and advisors to me that they had invested with before. That was a great start. Also, we went through an incubator, 500 startups. So that network is really strong. You know, you have Y Combinator, you have TechSars, you have 500 startups. There's a few of these incubators out there. So that network really is strong and it's not only of value. When we were a seed stage company, but has continued to prove valuable as we've shifted to a series B company. So I think the incubators, investors that you've accumulated, now there's networks like Angelist where you can find advisors and mentors. Those are all really good resources for founders that want the advice and mentorship of folks that have executed before and can really help steer them in the right direction.”

“Yeah, so living in San Francisco, it's not overly difficult, but you've got to know kind of what circles to go to because there's so many great founders and VCs and advisors in this community that around the corner there's always someone that has some insights and advice to share. So what I did was, you know, I started with our investors. So those folks that invested in the company obviously have alignment with the company and the company's success. So really tapped into them first and said, look, this is my first rodeo. This is my first company. And I feel like this is going to be something that's going to permanently change the real estate investment landscape. But I know what I don't know. And I want to learn from those that have been there and done that. And because really for me, for us, it's really about execution. We have a really big opportunity in front of us. We've assembled an amazing team. We're providing a great product to our customers. So it's all about execution. So there, you know, the advice of folks that have been there and done that is very important. So I tapped into our investors.”

“They just don't, and you know, as a company, culture changes, they're not able to adapt. It's really their job to lose. But I was going with an eye towards anyone could grow into any role as a company, grows from 50 to 100 and then beyond. But you'll see both types of folks, those that can grow with the company, those that can't or just don't want to and want to move on.”

“I think it's a great point. It really, I mean, I think you see both types of people, right? You see the folks that are really good when the company's a series company, but once it becomes a series B company and things change or the roles become a bit more defined, that they're just not a fit. And maybe they've decided they're not a fit, that this company's changed to a point where they just aren't having the same. They don't feel like they have the same ownership they did when the company was 10 folks. And then you have the other folks that, you know, and it could even be the CEO that grow as the company grows and are able to take a company from 10 folks and still be thriving in the company when it's a thousand folks. You see both types of people in startups. I think as a CEO of realty shares, the kind of position I always take is any employee can grow with the company and it's their sort of job to lose. So if they show signs that they can grow either because they can't focus on a specific role as a company grows and they're more of a jack of all trades or because”

“Here is sort of a play on the Facebook motto of move fast and break things. Our motto is move fast without breaking things. You can't afford to break things when you're regulated. So for us, compliance has always been a part of our company DNA. And so as we think about growth and as we think about traction and building this marketplace, that's really going to change the way real estate investing works forever. We're always doing it with an eye towards compliance and regulation. And at times with direct lines of communication to the regulators, so we can continue having communication with them and collaborating with them on how to have regulation that's more a fit for the online world, which a lot of these laws were passed in the 30s and 40s when the internet didn't exist. So both elements are things we think about as the company continues to grow.”

“Company mission? Like, what is it that we're trying to solve? So we all could align ourselves to that mission, and now it's posted on our wall. So any new employee that joins can see like, what is Realty Shares really about? What do we try to solve? Some of the other things we did as we started growing to that number that usually will create some barriers to communication, that 40, 50 number has really started having more areas to focus on communication. So we have a show until now every two weeks where the entire company gets together and talks about things they're working on. We now have random lunches where team members can sit down with team members they may not be communicating with on a daily basis and get to know them. So I think it's really about breaking down those barriers to communication that don't exist when you're 10 people but will exist when you're 50 people and bigger. So I think that's key to keeping everyone aligned and keeping everyone collaborating in the right way. On the other side, on the compliance and regulation side, the motto we mentioned.”

“So we have two elements we always think about in building our company. One is just as any startup has to think about how does the culture change and how is the team dynamic and communication change across the organization as the company grows from 10 people to 40 people to 100 and beyond. And then that second element is given we're in a regulated industry, we're regulated by the SEC, we're regulated by state lending boards and organizations. So there's a lot of regulation in our industry. So we also have to think about how do we grow and create traction while also focusing on compliance and regulation. So on the first side, I think really one thing I've done is surrounded myself with great mentors that have been parts of a company that has scaled and really know what to look for and pattern recognition and how to really make sure that the company is aligned towards a common mission and vision. So some of the things we've done here is one is when we had 10, 15 employees, we created a clear”

“You know, I think supply is the area to focus on first because if you don't have a product for the demand side, that experience is going to be pretty bad. And your earliest buyers are probably going to be your biggest proponents and the ones that really refer others to the platform. And so I think the supply side has a little bit more patience typically. If you think about, for example, Airbnb or Uber, if it took 10 minutes to get a car, if it took 20 minutes to get a car, the experience is any better than it would be if you were hailing a taxi. And if an Airbnb, you can only find three properties in all of them are more expensive than a hotel in a specific city, you're not going to have a great experience as a buyer. So I think the supply side is very important because the buyers, again, you're trying to create less friction in how those buyers”

“At our deals and we underwrite our deals. We are a curated marketplace. We're always thinking about not only the market today, but where it could be in three years or five years. So I think we have a really strong underwriting capability here that helps us protect the marketplace and the integrity, despite what part of the market or what part of the cycle we're in. But the macro environment is always factored into how our business is growing, and I think it will impact the speed at which it will grow. But right now, given the absolute sheer sides of the market, we're continuing to go rapidly and I think we'll grow rapidly into the future.”

“I mean, I think we're always looking at the macroeconomic environment. We have our chief credit officer who came to us from City Mortgage, and we have an asset management committee meeting every month where we look at the macro environment and kind of really get a sense of how that could impact our business. Over the last four to five years and maybe up to seven years, because of the low yield environment, because of a lot of inefficiency through over-regulation on the banking side, that's made capital harder to get. I think we've really benefited and it was a great time to start the marketplace because on the one hand, we're able to provide our investors with much better yields than what they're getting in bonds and money market, but also provide a lot more efficiency in how companies are raising capital. So we've really benefited. Obviously, the one thing we always think about is what happens if the real estate market takes a dip. We saw a really bad recession in 2007, 2008, but coming out of that recession, there was abundant opportunities to invest in real estate.”

“Low. So we also benefited from a very low yield environment where a lot of our investments were paying 8-9% or more and you were getting half a percent in your bank account, right? So I think just a low yield environment as well as the fact that I came from real estate and was able to leverage the supply side of my network really helped me focus there first but quickly create demand on both sides.”

“So we started with the supplied because it was the easier element for us to solve for. If you don't have deals for investors to invest in, it's going to be really hard to get their attention and keep them interested. So because I came from the real estate industry, I was able to leverage some of my existing relationships there and convince some of my existing relationships to try realty shares to raise capital. And those existing relationships are a lot more patient because they knew me. So we solved for the supply first. By having the supply on the platform, we were able to leverage that supply to actually put a real product in front of the demand or the investor base. And that really helped propel the first few deals and get our first few transactions completed. And then after that, I sort of snowballed and started creating additional customer acquisition on both sides of the marketplace because people saw it working. They saw it as a great way to raise capital, a great way to invest. And this was back in 2013 when this exists today where yields were really, really”

“That's really what prompted the idea behind Realty Share is connecting investors to companies looking for capital in a much more efficient way than what exists in the offline world today.”

“Sure. So actually spent over a decade in real estate prior to founding the company Realty Shares and most recently was a real estate attorney. And in that capacity, I was representing large institutional clients that were buying large apartment buildings or office buildings and realized they have a lot of capital available to them to do these projects and invest in real estate. And then when I was doing my own projects that are a lot smaller, wrangling up capital was probably the hardest part about getting a deal done. So seeing this big dichotomy between efficiency of capital for the large institutional deals and inefficiency of capital for the smaller deals is really what first prompted the idea of why not create a marketplace to connect those that have great projects that may not have projects that are big enough for institutional capital to investors that are being restricted to just equities and bonds and provide them with a broader set of investment opportunities within one of the large asset classes in the world.”
